In 2025, the Town of Nolensville adopted--by ordinance amending the Nolensville Municipal Code (NMC)--the International Code Council I-Codes, 2024 edition, as the Building Code of the Town of Nolensville for regulating and governing the conditions and maintenance of all property, buildings and structures; providing the standards for supplied utilities and facilities and other physical things and conditions essential to ensure that structures are safe, sanitary and fit for occupation and use; and the condemnation of buildings and structures unfit for human occupancy and use and the demolition of such structures as herein provided; providing for the issuance of permits and collection of fees.  Each and all of the regulations, provisions, penalties, conditions and terms of the Building Code are on file in the office of the Town of Nolensville.

The following codes are currently enforced in the Town:

International Fire Code, 2024 edition

NFPA 101 Life Safety Code, 2024 edition

International Building Code, 2024 edition plus appendices B and C

International Plumbing Code, 2024 edition

International Fuel Gas Code, 2024 edition

International Mechanical Code, 2024 edition

International Residential Code, 2024 edition plus appendices AA and BE amended

International Swimming Pool and Spa Code, 2024 edition

International Existing Building Code, 2024 edition

International Property Maintenance Code, 2024 edition plus appendix A

International Energy Conservation Code, 2018 edition plus appendices (2009 tables used for residential construction per Statewide Energy Code Adoption).

 

*The Town of Nolensville has adopted a separate fire sprinkler ordinance in Title 7.

*The State of Tennessee Electrical Inspection Division has jurisdiction for the enforcement of the 2017 National Electrical Code

 

Local Amendments:

IBC 2024

·       Retroactive enforcement is prohibited

·       Roof Replacement does not require permitting unless making structural repairs

·       Intumescent coatings on fire partitions and fire barriers must be used in accordance with a tested and approved listing.

·       Penetrations of fire-rated corridors must use a metal sleeve

·       Shaft enclosures may not be used to support adjacent floor assemblies in type V construction

·       Max. pipe size in fire rated, bearing, or shear wall assemblies in type V, residential occupancies is 2 inches

IRC 2024

·       Roof replacement does not require a permit if there are no structural changes

·       Stop Work/Stop inspection orders may be issued for municipal code violations (i.e., litter, dirty streets, parking, noise, stockpiled materials in roadway, etc.)

·       Fire sprinklers are required for new houses. 1 inch water meter/water service lateral required.

·       Minimum footing size is 20 inches in width and 8 inches in depth. Min 2 pieces of #4 rebar required in footings.

·       Oklahoma style raised slabs/slabs above grade required to submit engineered design

·       A positive drain is required for crawl spaces

·       A passive radon system is required to be installed. This also requires gravel in crawl space areas under the sealed vapor barrier.

·       Freeze depth for piping in trenches is 12 inches.

·       The energy code for one and two family is the 2018 IECC with 2009 table amendments (State law requirement)
