Final Plat Application

A Final Plat is required to subdivide property.  The Final Plat application is to finalize the layout for subdividing land into two lots, finalize the layout as approved on a Preliminary Plat, document minor changes to lots that shift or consolidate lot lines, create easements and/or any other minor changes that do not involve the creation of new lots.  Final Plats are reviewed and approved by the Planning Commission.

Step 1. Preliminary Meeting (Optional)

A meeting with staff prior to application submittal is not required but is helpful for many applicants.  To set up a meeting contact the Planning Department at 615.776.6704.

Step 2. Final Plat Application Submittal

An application must be submitted according to the submittal schedule and fees paid at submittal.

Final Plat approval shall be subject to the dedication and construction completion of all required on-site and off-site improvements, as applicable, including but not limited to streets, sidewalks, sanitary and storm sewers, streetlights, intersection improvements, traffic signals, parks and landscaping or in lieu of completion, the applicant shall provide sufficient surety in the form of an irrevocable standby letter of credit with an automatic renewable feature, often called an “evergreen” letter of credit and execute a Performance Agreement with the Town of Nolensville.

The infrastructure improvements shall be itemized and calculated by the Applicant’s Project Engineer, in the form of a stamped and signed Cost Estimate reflecting a 25% contingency, for the Town Engineer’s review and approval simultaneously with the Final Plat submittal package or prior to. The recommendation and request for approval of a surety, in an amount estimated by the Town Engineer as sufficient, will be presented to the Planning Commission outlining the required improvements concurrently with the Final Plat approval request.

Submit 3 papers copies along with digital copies saved to a thumb drive to the Planning Department.   

Step 3. Staff Review 

Staff will review the submittal and provide written comments to the applicant per the submittal schedule, generally ten days from submittal.  

Step 4. Resubmittal of Corrected Plans

On the resubmittal date determined by the submittal schedule the applicant should resubmit the plat addressing the comments provided by staff and provide a written response to each comment. 

Step 5. Planning Commission Final Action

The Planning Commission is the approving body and takes final action on Final Plats. Applicants will have an opportunity to present their plans to the commission at the regular meeting. 

Step 6. Post Surety

Prior to obtaining signatures for the recording of a final plat, the improvement surety must be posted.

Step 7. Submit Plans Resolving Conditions of Approval 

If plats are approved with conditions of approval, the applicant shall submit the plat with all conditions resolved. 

Step 8. Recording the Final Plat

After the final approval of the plat and obtaining all required signatures, the applicant must file the final plat with the Williamson County Office of Register of Deeds within 180 days of the date of the Planning Commission approval. No lots may be sold from a plat until it has been recorded.
