Final Plat


 A Final Plat is required to subdivide property.  The Final Plat application is to finalize the layout for subdividing land into two lots, finalize the layout as approved on a Preliminary Plat, documents minor changes to lots that shift or consolidate lot lines, create easements and/or any other minor changes that do not involve the creation of new lots.  Final Plats are reviewed and approved by the Planning Commission.  Flow chart

PROJECT NAME SHOULD BE SUBMITTED IN THE FOLLOWING FORMAT NAME OF SUBDIVISION, FINAL PLAT, SECTION, REVISION, LOT NUMBER IF NEEDED
EXAMPLE  SUNSHINE SUBDIVISION, FINAL PLAT, SECTION 4, REVISION 2, LOT 4

Step 1. Preliminary Meeting (Optional)
A meeting with staff prior to application submittal is not required, but is helpful for many applicants.  To set up a meeting contact the Planning Department at 615.776.6693 or Bschultz@nolensvilletn.gov.

Step 2. Final Plat Application Submittal
An application must be submitted according to the submittal schedule and fees paid at submittal. Submit 6 papers copies and a pdf to the Planning Department through the drop box located at the front of Town Hall (or bring into office) and an electronic copy via pdf to JWare@nolensvilletn.gov or a thumbdrive.  For a list of requirements see the Final Plat checklist. Step 3. Staff Review 
Staff will review the submittal and provide written comments to the applicant per the submittal schedule, generally ten days from submittal.  Staff may administratively remove plats that do not meet the standards of the Subdivision Regulations. 

Step 4. Resubmittal of Corrected Plans
on the date determined by the submittal schedule the applicant should resubmit the plat addressing the comments provided by staff and provide a written response to each comment. 

Step 5. Planning Commission Final Action
The Planning Commission is the approving body and takes final action on plats. Applicants will have an opportunity to present their plans to the commission. 

Step 6. Post Bonds
Prior to the recording of the final plat the performance agreement and surety must be posted. The guidelines for the process are HERE

Step 7. Submit Plans Resolving Conditions of Approval 
If plats are approved with conditions the applicant shall submit the plat with all conditions resolved. 

Step 8. Recording the Final Plat
After the final approval of the plat and obtaining all required signatures the applicant must file the final plat with the Williamson County Office of Register of Deeds within 90 days of the date of the Planning Commission approval. No lots may be sold from a plat until it has been recorded.  The applicant must provide the Planning Department with 1 mylar physical copy with the recording information stamp to keep on file at Town Hall.
